The Brief

The site sits in a dense urban context where privacy, light, and ventilation are at a premium. The challenge was to create a building that feels spacious and open while providing acoustic and visual privacy for each residence.

Design Concept

The Idea

Avara Low-Rise reimagines the boutique residential building as a vertical village. Four storeys of generously proportioned residences arranged around a planted central courtyard that rises through the building. Each unit has its own outdoor terrace, shaded by deep overhangs and vertical screens that filter the tropical sun while maintaining privacy.

Spatial Strategy

Arrangement

A central courtyard with a water feature creates a thermal chimney, drawing cool air through the building. Residences are arranged in an L-shape around the courtyard, with living spaces facing the internal garden and bedrooms oriented outward for views and cross-ventilation.

Tropical Response

Climate Strategy

Deep overhangs and brise-soleil on all facades. Operable timber screens on every window. The courtyard acts as a thermal lung — cool air pools at ground level and rises, drawing fresh air through each residence.

Materiality

Material Atmosphere

Exposed fair-faced concrete, timber screens, local stone flooring, terrazzo bathroom finishes, and woven brass mesh for privacy screens. A restrained palette that lets planting and light provide the colour.
